I was at the Ellington showroom for the launch of Berkeley Tower, their new Grade A commercial tower in Business Bay.

What stood out:

📍 A one-minute walk to the Metro, in the heart of Business Bay on Sheikh Zayed Road
🏢 Typical floors of around 11,000 sq ft, split up by view: Burj Khalifa on one side, marina on the other
🚁 A podium built for drone deliveries, and a rooftop designed for air taxis
🚗 Automated, AI-driven parking that learns when you usually leave, to cut your wait for the car
🛗 12 double-deck lifts, with a maximum wait of 35 seconds based on Ellington's own research

Offices start from around 1,100 sq ft, up to full-floor and triplex options. Freehold.

Leasing Commercial Space in Dubai? DIFC vs. DLD 🏢⚠️

Not all commercial leases in Dubai follow the same rules! Here is why renting an office in DIFC is very different from mainland Dubai (DLD):

❌ No 12-Month Eviction Notice: Unlike DLD onshore leases where landlords need a notarized 12-month notice for specific eviction grounds, DIFC commercial leases follow contract terms—often requiring as little as 90 days' notice to vacate at term end.

❌ No RERA Rent Caps: Onshore Dubai rents are capped by the RERA Smart Rental Index. DIFC commercial rents are NOT governed by RERA. When your contract expires, the landlord can double the rent if they want—unless cap or renewal terms were locked into your contract from day one.

The Takeaway: In DIFC, "freedom of contract" rules. Always negotiate your renewal options and rent cap clauses BEFORE signing! ✍️
